Why EPDM

EPDM is a synthetic rubber membrane which was applied on flat roofs since the 1960s. Even the membranes that are older than 30 years still perform higher than the initial standards. The Skyguard kit is capable of life expectancy of 50 years. 

It can be bent in both cold and hot weather, it does not crack or blister in UV and it is fitted as one sheet with no seams that can be split. Felt can be cheaper at first. EPDM is winning in terms of life span, performance and overall cost of the building in its life.

There is no planning permission necessary in most cases to re- roof a shed. According to the UK Planning Portal, like-for-like replacement of roof is included in Permitted Development Rights, however, in case of a listed property or a conservation area, you should consult your local authority first. In brief, the process runs like this:

  1. Take off the old felt and examine the deck. Any soft or rotten boards are to be replaced. Take out all the raised nail heads, they are all possible punctures.
  2. Roll the membrane on a flat area and leave it to rest after 30 minutes and then position.
  3. Place the membrane on the roof and have it hanging equally around the roof. Flatten it and do not stretch it.
  4. Fold back half the membrane. Use deck adhesive on the deck and the bottom of the membrane, allow them to dry, touch dry. Then roll the membrane out along its center to its edges by pressing down.
  5. Trim the overhang. Seal with lap sealant at all sides. The membrane should be folded over the fascia and trims at the perimeter should be clipped in.

How to Fix a Patch

EPDM is far more repairable than felt. A split or puncture doesn't mean a full re-cover, a patch takes under an hour.

Wipe the place using a solvent cleaner. Prepare a patch stretching 75mm around the damaged area on all sides and rounding off the corners. Paste EPDM contact adhesive on the two surfaces and allow it to dry. Apply the patch onto the surface beginning at the centre and working away. Close the edges using lap sealant.

Majority of EPDM leakages occur at the edges rather than within the membrane. To locate a leak, first have a look at the edges and corners.
